Hotel Industry Sees Major Value Gains Through Renovation, Digital Upgrades

(MENAFN) Strategic renovation and digital modernization are increasingly being seen as key drivers of growth in the value and profitability of tourism-related real estate, according to industry commentary from an investment sector representative.

Ozgur Ozer, a board member at JRO Investment and an interior architect, stated that carefully planned transformation projects can significantly improve both revenue performance and overall asset value in the hospitality sector.

Interest in older hotel properties has grown among investors, with the “buy-renovate-brand-reposition” approach emerging as one of the fastest-expanding strategies in tourism-focused real estate investment.

Supported by Türkiye’s strong global tourism position, increasing foreign investment inflows, and rising demand for experiential travel, renovation and rebranding projects are expected to remain central to sector growth strategies in the coming years.

Ozer emphasized that hotel investment has shifted beyond traditional real estate acquisition, with greater emphasis now placed on wellness, lifestyle-oriented design, and immersive guest experiences.

“Today, the greatest value creation in hospitality investments is not coming from newly built properties, but from the reinterpretation of older hotels located in the right destinations,” Ozer said.

He further explained that renovation extends far beyond cosmetic upgrades, describing it as a comprehensive restructuring of a property’s identity and guest experience.

“People are no longer buying just a room to stay in; they are buying an experience. Renovation is not simply replacing furniture. True renovation means redefining architectural identity, redesigning the guest experience, upgrading digital infrastructure, and adapting a property to contemporary lifestyles. A well-designed transformation process can dramatically increase both the income and market value of the same physical asset,” he added.

Ozer also highlighted Türkiye’s strong potential for such projects, pointing to destinations such as Bodrum, Alacati, Cappadocia, Antalya, and Istanbul as key areas where aging hotels could be repositioned to attract new investment and tourism demand.
